Link Logistics wants to replace an 8.3-acre office park in Culver City with nearly 1,100 homes.
The unit of New York-based Blackstone has filed plans to build a seven-story apartment complex at 5757 Uplander Way in Fox Hills, Urbanize Los Angeles reported. The project would involve the demolition of a 146,400-square-foot business park with four office buildings built around 1980.
Plans revealed in a new environmental report call for three 89-foot-tall buildings with 1,077 apartments above 5,800 square feet of ground-floor shops and restaurants, with mostly underground parking for 1,382 cars.
The developer of the project known as 5757 Uplander would receive density bonus incentives to build larger buildings than local zoning rules allow in exchange for 78 affordable apartments for very low-income households.
The project, designed by locally based KFA Architecture, would include podium-type buildings flanking a landscaped paseo running from north to south through the complex. The central open space would be complemented by numerous courtyards and plazas.
The first two floors would have floor-to-ceiling windows, according to a rendering, with upper floors containing inset balconies overlooking three swimming pools.
Pending approvals, including a zone change and a general plan amendment, construction of 5757 Uplander is expected to occur in three phases starting in early 2027 and finishing by the end of 2031.
Culver City is expected to see much more density in Fox Hills over the coming years, as a number of commercial sites give way to multifamily housing, according to Urbanize.
Lincoln Property, based in Dallas, was approved to build 309 apartments on a site one block to the east along Hannum Avenue, and Reda Residential, based in Newport Beach, is looking to build homes on a site across the street from the Westfield Culver City Mall.
