Win.IT America has leased a 606,500-square-foot speculative warehouse in the City of Industry.

The locally based unit of Shanghai-based WinIT Information Technology inked a longterm lease for Building 5 at the Grand Crossing South business campus at 151 Marcellin Drive and 23070 Grand Crossing Parkway, the Los Angeles Business Journal reported.

Financial terms of the deal with locally based Majestic Realty, developer of the 290-acre campus, were not disclosed. 

Brokers Robin Dodson and Chris Tolles of Cushman & Wakefield represented Win.IT in the lease.

The building, constructed atop 34 acres, has 40-foot clear heights, 111 dock-high doors and parking for 663 cars and 162 big-rig trailers, according to a brochure. 

Including a 2023 lease for another building, Win.IT now takes up nearly 847,000 square feet at Grand Crossing South.

“Occupiers have delivered a timely and convincing response to the product and location of these buildings and the best-in-class amenities offered throughout our park,” Hank Darnell, senior vice president at Majestic Realty, said in a statement.

“We’re seeing continued strong interest from a wide range of users.”

In 2023, Win.IT leased the 240,500-square-foot Building 4 at Grand Crossing South.

The Grand Crossing campus has built 3.3 million square feet of a planned 6 million square feet of industrial warehouses in a dozen buildings, plus 400,000 square feet of nearby shops and restaurants.

Major tenants include Williams-Sonoma and FedEx.

The San Gabriel Valley industrial market had a vacancy rate of 5.6 percent in the third quarter, up from 2.2 percent a year earlier, according to JLL. Asking rents were $1.51 a square foot, down from $1.72 a square foot.

Win.IT America, founded in 2013, focuses on cross-border e-commerce distribution and has nine fulfillment centers in the U.S. with 5.84 million square feet of warehouses, according to its website. 

Majestic Realty, founded in 1948 by billionaire Ed Roski, owns a portfolio of 400 buildings containing 91 million square feet of industrial, retail, office, and multi-family, as well as sports, entertainment and hospitality projects, according to its website. Roski is also co-owner of the Los Angeles Kings, Los Angeles Lakers and the Crypto.com Arena, where both teams play.

The firm has regional offices in Atlanta; Dallas/Fort Worth and Laredo, Texas; Denver/Aurora, Colorado; Las Vegas; Phoenix; Portland; and Bethlehem, Pennsylvania.
