Olson Homes wants to build 40 townhomes across from a courthouse in Whittier.
The Seal Beach-based developer led by Scott Laurie has filed plans to build the three-story homes at 7336-7362 Painter Avenue and 13412-13420 Franklin Street, Urbanize Los Angeles reported.
Olson Homes would replace a two-story commercial building, two single-story commercial buildings and a two-story residential building, according to a city planning document.
The 1.4-acre project, dubbed Painter and Mar Vista for its cross streets, would include four rectangular buildings with two-, three-, and four-bedroom townhomes between 1,300 and 1,600 square feet. Each home would have a ground-floor garage.
Five of the homes will offer “live-work flexibility” with an open-floor plan, according to the city.
The Spanish Colonial Revival-style complex, designed by Downtown Los Angeles-based KTGY, would include white buildings with orange tile roofs, with a 40-foot corner tower, according to a rendering.
A cost and timeline for the development, as well as a projected cost of the future townhomes, were not disclosed.
The proposed project is located a few blocks to the west of a similar development from MW Investment Group, which would build 24 townhomes homes along Comstock Avenue.
Olson and KTGY have worked on several townhome projects across Los Angeles County, according to Urbanize.
Olson Homes, founded in 1988 by Stephen Olson, has built homes across Los Angeles and Orange counties, with townhomes and single-family homes expected to be completed this year in Claremont, Torrance, Downey and Garden Grove, according to its website.
In 2022, Olson Homes won approval to build a 57-unit townhome-style condominium complex in Compton.
