Ohr Haemet plans to build a 150-unit affordable apartment complex in Mid-City.
The Pico-Robertson-based nonprofit developer led by Rabbi David Akhamzadeh, filed plans to build the six-story building at 2600 South Robertson Boulevard, Urbanize Los Angeles reported. It would replace three commercial buildings.
Plans for the third-of-an-acre site call for 150 studio and one-bedroom apartments atop 4,500 square feet of ground-floor shops and restaurants, with parking for 11 cars.
The developer would use the mayor’s Executive Directive 1, which streamlines approval for affordable housing.
Akhamzadeh would also employ density bonus incentives to build a larger building than zoning rules allow. All the apartments would be set aside for low- to moderate-income households.
The project is designed by Metropolitan Architecture, a firm responsible for numerous ED1 projects, according to Urbanize. The plain white and black building would have two cut-outs on its upper three floors, and floor-to-ceiling windows on the ground floor, according to a rendering.
The project site is near Apple’s new campus under construction on Venice Boulevard, as well as Culver City Station and Warner Bros. Discovery’s offices.
Ohr Haemet was founded in 1994 by Akhamzadeh as a nonprofit religious corporation to promote Jewish education, ritual and observance, according to state business records. Akhamzadeh is tied to the Ohr Haemet Institute in Pico-Robertson, where the incorporated nonprofit company is based.
