Melrose Ten wants to turn century-old bungalow apartments in East Hollywood into single-family homes and a duplex.
The North Hollywood-based limited liability company led by Aaron Belliston has filed plans to convert the 1920s bungalow court at 4061-4069 West Melrose Avenue, Urbanize Los Angeles reported. No demolition or new construction are in the works.
Instead, the owner of the property wants to convert the historic bungalows into single-family homes through a Los Angeles small lot subdivision ordinance.
The application said the Belliston affiliate wants to create nine single-family homes and one duplex, not far from Vermont Avenue and Los Angeles City College.
The potential increase in value to the property was not disclosed. It’s also not clear when the Belliston affiliate bought the property, and for how much.
The bungalow court, built in 1923 on a third of an acre in Virgil Village, was once listed for $211,500 per unit, or $2.1 million, according to a 2023 Marcus & Millichap marketing brochure.
Another small lot subdivision has been proposed nearby at 627 North Juanita Avenue, where Scott Barth of Barth Partners plans to build 10 townhomes on a vacant lot, according to Urbanize.
Belliston is president of BMR Enterprises, a vertically integrated real estate firm based at the same North Hollywood address as Melrose Ten, according to state business records.
Members of the Melrose Ten LLC include Encino-based Bow Hunter Development, Prosper Fund, based in North Hollywood and Mark Priceman of Valley Village.
