Tristar Realty Group has beat back an appeal trying to block its planned 95-unit apartment building in Reseda.
The Encino-based developer led by Daniel Kashani was approved by the Los Angeles City Council to build the seven-story building at 18430-18434 West Vanowen Street, Urbanize Los Angeles reported. It will replace a commercial building containing auto and tire shops.
The approval dunked an appeal filed by Supporters Alliance for Environmental Responsibility, an affiliate of the Southern California labor union, which urged the city to overturn approvals it said were based on unstudied environmental impacts. A staff report recommended denial of the appeal.
Plans by Tristar call for 95 one- and two-bedroom apartments above parking for 102 cars.
The gray and white project, designed by Alan Boivin, would contain exterior and interior balconies, with purple trim, according to a rendering.
Tristar employed density bonus incentives to construct a larger building than zoning rules allow in exchange for 11 affordable apartments for very low-income households.
A cost and timeline for development were not disclosed.
In December, Tristar was approved to build a 90-unit assisted living apartment complex at 17017 Ventura Boulevard, in Encino.
TriStar, founded in 2008 and led by members of the Kashani family, focuses on developing commercial properties, including the $50 million Ventana Medical Plaza, a 120,000-square-foot building completed in 2017 at 18133 Ventura Boulevard in Tarzana.
