Coworking company Serendipity Labs grabbed up Southern California market share once held by its competitor WeWork.
New York-based Serendipity just signed a deal to manage space formerly occupied by WeWork at Pacific Arts Plaza in Costa Mesa, the Orange County Business Journal reported. The 39,000-square-foot grab at 3200 Park Center Drive spans the top two floors of the 15-story building between South Coast Plaza and the Segerstrom Center for the Arts.
Pacific Arts Plaza, owned by Newport Beach-based Irvine Company, opened in 1981 and was renovated in 2004. Tenants at the office and retail complex include Pacific Oak Capital Advisors, Mastro’s Steakhouse, Greenhouse Coffee Bar & Eatery and law firm Randall Coffee Humphrey.
The location marks Serendipity’s first Orange County outpost — purportedly the first of many, as the company said it’s “actively pursuing additional locations to create a network” in OC.
WeWork exited Orange County following its bankruptcy filing in late 2023, nearly four years after it opened its Pacific Arts Plaza location. WeWork left the Costa Mesa space shortly after it declared bankruptcy.
Other shuttered OC WeWork spaces include offices in Irvine at the Lakeshore Towers and The Boardwalk properties. The company closed 170 locations as part of its bankruptcy restructuring.
WeWork hasn’t left Orange County entirely, though. There are still coworking spaces available at Park Tower at 695 Town Center Drive in Costa Mesa and the 2211 Michelson Drive building in Irvine.
Serendipity’s Costa Mesa location will open at 3200 Park Center Drive next month. The space will feature private office and team suites able to accommodate up to 100 employees and on-demand access to meeting rooms.
Members of the coworking services will have access to work lounges and meeting rooms across Serendipity’s nationwide network. The only other Serendipity location in Southern California is at 915 Wilshire Boulevard in downtown Los Angeles.
Correction: This story has been edited to reflect that Serendipity has a management agreement for the space.
