Dental exec looks to lighten OC portfolio with $30M Newport Coast listing

Asking price is nearly triple what Amir Neshat paid for the property in 2016

Dental Exec Lists Newport Coast Manse for $30 Million

Buyers looking for views of the Pacific Ocean, Catalina Island and the city can check all their boxes with Newport Coast’s latest listing. 

The home at 22 Pelican Crest Drive hit the market this week with an asking price just under $30 million, which is almost triple what the home last sold for in 2016. The previous purchase price was $10.7 million, according to property records and listing sites. 

That was when a limited liability company called Pelican Chiefs bought the home. State records show the LLC is managed by Amir Neshat, Liberty Dental Plan Corp. founder. 

The over 10,000-square-foot home has five bedrooms and eight bathrooms within the gated Pelican Crest community. Aside from picturesque views, other highlights of the home include a primary suite with its own sitting room, several terraces, movie theater, wine cellar, gym, pool and outdoor kitchen. 

Daftarian Group | Luxe Real Estate’s Paul Daftarian, Michael Balliet and Ruby Xiaoya Wang hold the listing. The brokerage declined to comment it. 

Neshat appears to be lightening his real estate holdings in Orange County. 

Property records show the dental executive was also the seller behind 1 Pelican Crest Drive in Newport Coast, which went for $42 million in May. 

That deal holds the title of priciest on-market residential deal in Orange County so far this year. The home had been gutted and was in the midst of a massive reconstruction to build a nearly 17,000-square-foot estate when the mystery buyer, a Delaware LLC, swooped in to purchase the property. 

Should they sell this year, several OC listings could easily knock 1 Pelican Crest Drive from its perch. 

That includes the county’s two listings over the $100-million mark, the priciest of which is 31062 Casa Grande Drive in San Juan Capistrano. The 70,000-square-foot mansion sits atop an over 42-acre estate that touts 18 beds and 19 baths. 

There’s also a Trabuco Canyon home at 24331 Coto De Caza Drive with 12 beds and 20 baths that’s asking $125 million. The over-47,000-square-foot home sits atop a 137-acre lot.
