Lincoln Property Company is ditching plans for nearly 67,000 square feet of offices in Culver City. .
The Dallas-based developer is tweaking its plans for a mixed-use apartment complex at 11111 Jefferson Boulevard, Urbanize Los Angeles reported. The updated proposal for the project nixes the planned offices at the site for more housing units.
A letter issued by the city of Culver City approved Lincoln’s proposal for the triangular-shaped property, currently a fenced-off empty field. The developer wants to increase the total amount of housing on the site to 344 units from 230, including a bump in affordable units from 19 to 52. It also seeks to decrease commercial space to just 2,000 square feet from 66,500 square feet, eliminating office space entirely.
Rather than create parking in subterranean levels, it would now be in a central garage. And publicly accessible open space at the site would increase to 17,520 square feet from 13,800 square feet.
In 2021, developers 3MR Capital and The John Buck Company secured entitlements to redevelop a former commercial complex at the Jefferson Boulevard site. The plan was to turn it into a mixed-use building with 230 studio, one-, two- and three-bedroom apartments, complete with ground- and second-floor retail and subterranean parking for 653 vehicles.
Work on the project started by 2022 as the Coco’s restaurant, post office and Valvoline that formerly occupied the site were bulldozed. But as the land remained empty over the next three years, rumors swirled around the status of the development and if the original developers were still involved, according to Urbanize. The city’s approval of new plans confirmed Lincoln’s place as developer of the project.
Construction of 11111 Jefferson is expected to occur over about two years. It could start as early as next July and wrap up by July 2028.
The project marks Lincoln’s latest foray into residential development in Culver City after developing offices in the Westside enclave. Last year, the developer unveiled plans for a similar mixed-use project with 309 apartments at 5700 Hannum Avenue in the city’s Fox Hills neighborhood. — Chris Malone Méndez
