Former Sheraton Hotel to Become Affordable Housing

A shut-down hotel near Los Angeles International Airport is set to transform into affordable housing. 

The Los Angeles Department of Building and Safety has issued a permit for a proposal to build housing at the former Four Points by Sheraton at 9750 Airport Boulevard, Westside Today reported, citing Urbanize Los Angeles. Kingdom Development and Capital Insight are listed as applicants for the project.

The Four Points ceased operations in February. The property consists of three interconnected mid-century buildings and features 561 guest rooms. 

Under the housing proposal, outlined in a May 2025 report from California Municipal Finance Authority, Capital Insight and Kingdom Development will turn the existing seven-, eight-, and nine-story buildings into 572 one-bedroom units. Of those, 229 units will be reserved for renters earning up to 80 percent of the area median income. In Los Angeles County, this is defined as an annual income of $84,850 for one person, or $121,450 for a household of four. 

Residents will have access to amenities including a swimming pool, racquetball and pickleball courts, a game room, a movie room, laundry facilities and on-site parking.

Kingdom Development, a “faith-driven dedicated partner” for affordable housing developers, has constructed or is building a number of affordable projects across the Los Angeles area. 

Currently operational properties include the Alvarado Street Apartments at 1136 South Alvarado Street in Pico-Union; the Apple Tree Village Apartments at 9229 Sepulveda Boulevard in the San Fernando Valley; and the El Verano Apartments at 1248 East Lincoln Avenue in Anaheim. 

Other Kingdom projects under construction include 2111 Firestone Boulevard in Florence–Graham; The Arlington Apartments at 43300 West Washington Boulevard in Mid-City; the Vista Terrace Apartments at 8134 Van Nuys Boulevard in the San Fernando Valley’s Panorama City; and the U.S. Vets–West Los Angeles Veterans Affairs building for homeless female veterans at 790 Bonsall Avenue in Westwood. 

Construction has yet to begin on the Four Points conversion project, and details remain light on the timeline of the development’s execution.
