The biggest single-family deal in Santa Monica by price so far this year is the $14.6 million sale of 628 25th Street, according to Los Angeles County tax assessor records through June 23.
It’s a record for new construction in the North of Montana neighborhood and was the highest sale price for any home in Santa Monica in the first quarter, going for $2.1 million more than its list price, according to a boast from Smith & Berg, a Compass California group that represented the developer in the sale.
The premium price was part of a trend throughout the North of Montana neighborhood, where many homes fetched $2 million to $3 million over the asking price in the aftermath of the January wildfire that destroyed thousands of high-end homes in Pacific Palisades, said Dan Malka, an agent who works the Santa Monica Market for Engel & Völkers Beverly Hills.
Situated on an 8,723-square-foot lot, the two-story home with built-out lower level clocks in at 7,692 square feet, according to Smith & Berg’s website. The house includes six bedrooms, seven full bathrooms and two half-baths. The sale amounts to roughly $1,898 per square foot.
Today, “Approximately 25 percent of the homes North of Montana are still selling at or above the asking price for houses $5 million and up,” Malka said. “Buyers are not overpaying as much as at the beginning of the year with approximately up to $200,000 spent above asking.”
Features at 628 25th Street include a floating staircase and an elevator, a formal living room centered around a floor-to-ceiling stone fireplace, a chef’s kitchen, a butler’s pantry and a temperature-controlled wine fridge, the brokers indicate. The lower level houses a gym and spa with a steam room and sauna. Some other amenities are a theater, a recreation room and a full-service bar. There’s a pool and spa on the property, with a built-in outdoor kitchen and covered patio.
