Spec mansions top LA’s $94M in signed contracts

Speculative Mansions Turns Buyers’ Heads in Los Angeles

The work of speculative developers caught buyers’ eyes with the two largest homes to go into contract last week representing new builds.  

That’s according to Douglas Elliman’s Eklund Gomes team, which produces the Eklund Weekly Luxury Report Los Angeles. The weekly roundup counts Los Angeles County properties listed in the Multiple Listing Service for $4 million or more.

The eight-bed, 10-bath home at 2180 Stradella Road in Bel-Air topped the report based on its $16.5 million asking price. That pencils out to $1,744 per square foot.

Property records show the seller is a trust tied to Ben Neman.

The home was completed earlier this year and went on the market in May with its current asking price, according to listing sites.

The three-level contemporary is over 9,400 square feet and has views of the Stone Canyon Reservoir and Downtown Los Angeles.

Other highlights include a primary suite with its own wraparound terrace, plus an elevator, movie theater, bar, wine wall, gym, outdoor dining area and pool.

L.A. County’s second-largest home to go into contract last week based on asking price was 3062 Dannyhill Drive in the Cheviot Hills neighborhood of Los Angeles.

Compass’ David Berg and F. Ron Smith have the listing, which is asking $8.6 million, or $1,256 per square foot.  

The property is being sold by Robert Skibinski, a general contractor and head of B Homes Design & Development. B Homes was the builder, while Ava Cole Home designed the traditional-style residence.

Spanning over 6,800 square feet, the Dannyhill Drive property has six bedrooms and eight bathrooms.

It has an elevator, custom millwork, vaulted ceilings in the primary suite, home theater and gym. 

Listing prices of Los Angeles County homes that went into contract last week totaled $94.1 million, which was off about 15 percent from the comparable period a year ago. That was across 14 contracts, which was flat from a year earlier.
