A Mulholland Estates home asking nearly $22 million was last week’s top home to go into contract as Los Angeles County tightens its grip on deal flow.
That’s the word from Douglas Elliman’s Eklund Gomes team’s Eklund Weekly Luxury Report Los Angeles.
The Beverly Hills Post Office home within the upscale gated community is located at 13961 Aubrey Road, with a listing price that pencils out to $1,844 per square foot.
Carolwood Estates’ James Harris has the listing.
Property records indicate multiple trusts are selling the home, including a pair linked to Leslie Shahinian and Hrayr Shahinian.
The Tuscan-inspired home spans nearly 12,000 square feet, with six bedrooms and nine bathrooms. Perks include an infinity pool and elevator.
Santa Monica’s Strick House was the second-largest property to go into contract based on asking price last week.
The five-bedroom, six-bathroom home at 1911 La Mesa Drive is asking just under $16 million, or $3,104 per square foot.
Those with an eye for architecture and design know the home as the late architect Oscar Niemeyer’s lone North America residential project. Niemeyer’s work was commissioned for filmmaker Joseph Strick and his wife Anne Strick in 1964.
Architects and collectors Michael and Gabrielle Boyd are the sellers, property records show. Christie’s International Real Estate Southern California’s Aaron Kirman and Dalton Gomez have the listing.
The residence is a little over 5,100 square feet and looks out onto the Riviera Country Club.
The Aubrey Road and La Mesa Drive homes topped a roundup of Los Angeles County signed contracts for the seven-day period ended Sept. 28, compiled by Marcy Roth of the Eklund Gomes team.
The report counted properties in the Multiple Listing Service with an asking price of at least $4 million.
“The market seems to have found its footing after a bit of a rocky start to the fall season,” Roth said.
Twenty-nine homes at that price point went into contract last week, which was good for asking volume of $206.7 million. That’s up eight contracts and a spike of about 63 percent in volume compared to a year ago.
