The top Manhattan Beach single-family sale in the first half of the year fetched $4,719 per square foot — nearly $2,000 above the city’s record deal, according to Los Angeles County tax assessor data covering the period.
The 2,829-square-foot home at 304 The Strand sold for roughly $13.4 million on April 9, 5 percent below the list price and after 43 days on the market.
While its overall price was dwarfed by the $25 million Luka Dončić of the Los Angeles Lakers spent on tennis star Maria Sharapova’s former home in the third quarter — the city’s most expensive home sale ever — The Strand sale beat Dončić’s $2,907-per-square-foot price.

The main beachfront home has three bedrooms and 3.5 bathrooms since a 2015 remodeling. Plus there is a one-bedroom, one-bathroom unit above the garage.
Perched on a 3,326-square-foot lot, the 1952 property was listed by Kevin Pratt and Amy Olivares of Strand Hill Properties as a “shovel-ready” opportunity with new home plans designed by architect Anthony Laney “for further customization.”
Features include a large roof top deck with panoramic water views and two decks off the living space as well as a three-car garage.
Olivares said the pair’s only comment was that “304 The Strand was sold at lot value.” It was not immediately known what brokerage, if any, represented the buyer, listed as Luke M. Myers, in the deal.
Properties on The Strand have long held city home sales records. Before Dončić’s purchase, the $24.5 million sale of 1800 The Strand in 2024 held the record for the city’s priciest-ever trade.
