“Home Improvement” star Patricia Richardson to List Brentwood home

City on a tear this year, partly fueled by Palisades fire displacement, temporary housing demand

Nineties sitcom star Patricia Richardson is hanging up the for-sale sign on her Brentwood residence after almost three decades calling the address home.

The actress, best known for her role as Jill Taylor on ABC’s “Home Improvement,” is asking just under $10 million, or roughly $1,492 per square foot, for 196 Granville Avenue, which is expected to come to market on Friday.  

The Emmy nominee bought the home in 1996, according to property records, and raised her three children in the seven-bedroom, eight-bathroom home.

Carolwood Estates’ David Yadegaran and Shaun Alan Lee of The Advisory at Carolwood Estates are the listing agents.

Richardson rose to fame in 1991, when “Home Improvement” first aired, starring opposite Tim Allen, who played her TV husband, Tim Taylor. The show soared to No. 1 in the ratings by its third season, beating out the likes of “Frasier” and “Seinfeld.”

Richardson herself was nominated four times for an Emmy throughout the show’s eight-season run and eventually was given an executive producer credit later in the series. She told the Los Angeles Times in an interview last year her input into shaping episodes occurred from the start, but initially only resulted in an executive consultant credit in season one.

The show ended after Richardson was denied pay equal to what Allen was offered — $2 million per episode and an executive producer credit — to return for a ninth season, according to the Times report.

With Richardson’s children grown, she made the decision to downsize and move into a condominium in the L.A. area, Yadegaran said of the decision to sell.

Set on a roughly 1-acre lot, the 6,700-square-foot East Coast traditional is behind 20-foot privacy hedges, which made it the perfect venue for the two family weddings and several SAG-AFTRA events hosted on the property.

The double-gated home looks small from the front but expands going farther into the lot. It opens up to what Yadegaran described as park-like grounds with mature Redwood trees, a pool, spa, gazebo and three private trails.

Brentwood rising

Brentwood’s been on a tear this year, partly driven by those displaced from January’s Palisades fire and the need for temporary housing.

In the first three quarters of this year, Brentwood has seen 206 single-family sales, according to Yadegaran. That compares with 150 sales for the same three-month period last year, which amounts to a 37 percent activity ramp.

Five closings of estates of 1 acre or more have occurred in what Yadegaran described as prime Brentwood and all include Carolwood. The largest of those deals is Milwaukee Brewers minority owner Robert Beyer’s sale of the estate named “Ocho Manos” for $44 million in September. The home is located at 11740 Crescenda Street. Carolwood’s Drew Fenton and Andrew Beyer were the listing agents, while Beverly Hills Estates’ Jack Harris and Michael Fahimian represented the buyer.

The other driver in the residential uptick is a commercial story, with more restaurants and retail coming into the area.

“Brentwood’s becoming a destination city,” Yadegaran said, pointing to a friend who recently made the comment that it used to be the case that residents would have to leave Brentwood to shop at Westfield Century City or go to Beverly Hills.

“Now, that’s not the case,” the agent said. “Now you have everything right there on San Vicente [Boulevard].”

In August, A.O.C. on San Vicente Boulevard closed its doors after 16 years, replaced by the celebrity-loved activewear brand Alo Yoga. In September, it was reported Texas coffee shop La La Land Kind Café is set to take over the former Coffee Bean & Tea Leaf, in a deal that was brokered by Carolwood Estates. Other recent openings this year include Great White and Matu Kai.

“We’re seeing it across the board — retail, restaurants and wellness,” said Yadegaran, who grew up on the border of Santa Monica and Brentwood. “They’re coming to Brentwood. It’s being completely revitalized.”
