Fox advances studio lot redevelopment project in Century City

$1.5B expansion to include nine new sound stages

Fox Corporation has taken another step to move its $1.5 billion studio lot redevelopment project forward in Century City.

The media conglomerate wants to subdivide the Fox Studio lot at 10201-10275 West Pico Boulevard into two ground lots, according to a document filed with the Los Angeles City Planning department on Nov. 6.

“We filed an application with the city to carve out a separate 2.7-acre legal parcel for the proposed office tower fronting on [Avenue of the Stars] where the child care center is currently located,” Bill Christopher, founder of Urban Concepts, told The Real Deal via email. “The lot is currently a single 53-acre legal parcel.” Urban Concepts is a land use and entitlement consulting firm working on the project.

“This application will move in tandem with the city’s review of the project,” according to a note distributed to neighbors last week provided to TRD by Fox Future’s press person. It is “just another step in the entitlement process,” it added.

Fox Future is in the early stages of city approval. It is undergoing a review under the California Environmental Quality Act, or CEQA, as part of the entitlement process.

In February 2024, Fox applied for state environmental approvals to add more than 2 million square feet of soundstages, new production facilities, offices and parking facilities at the site. That came nearly a year after the firm announced plans to add nine soundstages, post-production facilities, base camps and offices to the studio lot once run by 20th Century Fox. 

Fox Studio Lot, founded in 1928, has 15 studio soundstages. Movies like “Miracle on 34th Street,” and “The Sound of Music” were made there. The lot also houses Fox Sports, the Fox broadcast network and the writers’ room for “The Simpsons.” 

Plans call for demolishing about 465,500 square feet of existing structures. 

Walt Disney has been the anchor tenant at Fox Studio Lot, but is reportedly vacating the site by the end of the year. Disney agreed to at least a seven-year lease as part of the $71.3 billion deal in which Disney acquired Fox’s film and television assets, excluding the studio real estate, in 2019.
