JJ Abrams sells Santa Monica production company building

Mystery buyer spent $31M for Bad Robot headquarters

A creative office space that’s home to a production company that helped make Lost, sold for about $31 million, property records show. 

The buyer for J.J. Abrams’ Bad Robot Productions building is unknown, but accounting firm HCVT CEO Vicken Haleblian is named in the deed, dated late October, and corporation records —  the buyer could be a client.

The deal for the 25,650 square-foot building at 1221 Olympic Boulevard, near the Santa Monica pier, comes out to roughly $1,200 per square foot.

The sellers, Abrams and his wife, Katie McGrath, are co-CEOs of Bad Robot. The parties involved did not respond to requests for comment. 

The brick building features a big sign that says the National Typewriter Company, because Abrams likes typewriters and misdirection, according to the New York Times. 

More than a decade ago, the publication wrote that the three-story building had floating staircases, movie-related mementos, editing bays, a recording studio and a screening room. 

Fast Company called it the “coolest office in Hollywood ever,” and according to the Wall Street Journal, it was the location of a star-studded cocktail party on at least one occasion. 

There are other notable creative offices in the area, such as 1660 Euclid Street, located just north of what was Abrams’ Bad Robot building, and is home to production Company Indian PaintBrush, founded by Steven Rales. 

Creative offices aren’t your typical offices, especially those that are home to Hollywood’s finest. 

But the Santa Monica office sector has a 26 percent vacancy rate, according to CBRE. Offices generally aren’t trading for more than $1,000 per square foot, and they tend to trade for half that. 

Kilroy Realty recently sold a Santa Monica office building for $40 million to Washington Capital Management, and that deal came out to about $510 per square foot.
