Link Logistics’ Culver City office-to-resi redevelopment gets greenlight  

Fox Hills project to demolish low-rise buildings in favor of 1,100 apartments

Link Logistics Real Estate’s proposed office complex redevelopment in Culver City got the green light from city planners. 

The Culver City Planning Commission approved Link Logistics’ proposal to turn an office park in the Fox Hills neighborhood into a mixed-use development with more than 1,000 housing units across 8.3 acres, Urbanize Los Angeles reported

The plan calls for demolishing low-rise office buildings at 5757 Uplander Way and building three seven-story buildings with 1,077 units and 5,772 square feet of ground-floor retail space. Parking for 1,382 vehicles is also included in the proposal.

To make the project happen at its full scale, Link Logistics is using density bonus incentives by setting aside some units for affordable housing. The firm will designate 78 of the apartments for rent by very-low-income households, or those making 50 percent of area median income or less. In Los Angeles County, that’s a maximum of $53,000 for one person or $75,750 for a household of four. 

Construction is expected to happen over three phases starting as early as the first quarter of 2027 and wrapping by the end of 2031. Designs by KFA Architecture call for a central open space and multiple courtyards and plazas surrounding the podium-style buildings. 

Culver City’s Fox Hills is slated for an increase in density in the coming years as more commercial sites are turned into housing. Lincoln Property Company, for example, has gotten approval to build 309 apartments one block to the east at 5700 Hannum Avenue, while Reda Residential recently got the green light to build housing across the street from the Westfield Century City mall. 

Other mixed-use projects in the works in Culver City include plans from Irvine-based Greens Group for a multi-use building at 11469 Jefferson Boulevard

In 2021, Culver City approved Sandstone Properties’ plan to turn a shopping center into a five-story hotel with 175 guest rooms above a ground-floor restaurant space and two levels of subterranean parking. Greens Group took over the entitled plans and are looking to build a smaller hotel with a restaurant, coffee shop, fitness center and parking.
