Shammas Group eyes hotel on Felix Chevrolet lot along Figueroa Corridor

216-key lodging, 9.4K sf restaurant planned for USC-adjacent site

The area surrounding Felix Chevrolet and its landmark sign is slated for redevelopment. 

Los Angeles-based Shammas Group, which owns Felix Chevrolet, has submitted a new application to the Los Angeles Department of City Planning for a new hotel next to the University of Southern California’s campus, Urbanize Los Angeles reported

Shammas Group’s plans call for clearing an existing landscaped and parking area to make way for a seven-story, approximately 167,000-square-foot hotel at 3300 South Figueroa Street. The lodging would boast 216 guest rooms above 9,484 square feet of ground-floor restaurant space and 4,485 square feet of meeting space. 

The so-called Felix Gardens Hotel is being designed by AHT Architects and will feature a pool amenity deck at the podium level and a pedestrian paseo through the site between Figueroa and Flower Streets. 

It’s the latest chapter in an ongoing redevelopment saga near Felix Chevrolet following a recent expansion for the dealership in a new building to the south. In 2023, CA Ventures submitted plans to the City of Los Angeles to build housing on Felix dealership land immediately to the north at 3100 South Figueroa Street, but that application has since been terminated.

In order for construction of the Felix Gardens Hotel to proceed, the Los Angeles City Council will need to sign off on a zoning change for the site. 

Shammas Group is well-versed in real estate along the Figueroa Corridor. Felix Chevrolet isn’t even its only automotive property holding; it also owns the 30,000-square-foot Porsche of Downtown Los Angeles building at 1800 South Figueroa Street and the 23,000-square-foot Subaru of Downtown Los Angeles building at 2020 South Figueroa. The firm is also the owner of the University Gateway Student Housing complex, spanning 600,000 square feet near the USC-adjacent Felix Chevrolet site at 3335 South Figueroa Street. It created that development by repurposing property utilized by Felix Chevrolet’s used car operations to build an eight-story structure capable of housing 1,700 students.
