Hines unloads 82K sf Santa Ana industrial building for nearly $41M

Pharma giant to expand OC operations in 2023-built facility

Robinson Pharma is continuing its Orange County growth spurt with another building acquisition. 

The pharmaceutical company, one of the country’s largest manufacturers of dietary supplements and other nutraceutical products, completed its purchase of 3130 South Fairview Street in Santa Ana, the Orange County Business Journal reported. An affiliate of Houston-based Hines sold the 82,241-square-foot newly built building for about $40.7 million, or approximately $495 per square foot. Robinson Pharma is paying for the building in part with a $30.4 million loan from an unidentified source, according to the Business Journal.

Robinson’s buy marks the largest property acquisition for the company to date, adding to its collection of eight industrial buildings that it either owns or leases, totaling nearly 1 million square feet. Most of those properties are situated along Harbor Boulevard in Santa Ana. The latest purchase on Fairview is about 1 mile from the company’s headquarters at 3330 South Harbor Boulevard. 

Hines purchased the 3.9-acre site at 3130 South Fairview through its Hines U.S. Property Recovery Fund near the end of 2021 for more than $20 million. The location was previously used as a storage yard for recreational vehicles. The firm subsequently built the industrial facility, completing construction in 2023. The building has 5,000 square feet of office space on the first floor and 5,000 square feet of offices on the mezzanine level. 

Robinson has grown its operations in the Orange County area throughout the year. 

In April, the company announced an expansion of its manufacturing capabilities that included the addition of 10 new softgel machines to its production lines, which “solidif[ies] its position as having the largest softgel manufacturing capacity in the United States,” according to a statement from the company.

Robinson Pharma was founded in Santa Ana in 1989. It reportedly employs nearly 1,000 people in the area, according to the Business Journal.
