Beverly Hills manse once owned by Ricky Martin, Michael Caine trades for $35M

Home once sought as high as $75M before $25M price cut earlier this year

Compass' Carl Gambino with 1309 Davies Drive

A Beverly Hills residence with an A-list history that includes crooner Ricky Martin sold for $35 million, making a big splash to cap 2025.

The purchase price of 1309 Davies Drive, which neighbors some of the market’s most legendary homes, amounts to over $3,804 per square foot, according to listing sites. That would be a steal given the residence first hit the market in August for $75 million. Later that month, the price was reduced to just under $50 million.

Carl Gambino of the Gambino Group at Compass represented the buyer and the seller. He declined to comment on the sale Wednesday.

The sale of 1309 Davies Drive is now one of Gambino’s priciest Beverly Hills closings this year, after representing the buyer in the April sale of 942 North Alpine Drive for $51.8 million.

A deed on the Davies Drive property with the buyer’s information is not yet available, as the transaction closed Tuesday.

Property records show a shell company bearing the home’s address for its name as the seller. It’s registered with a Broomfield, Colo. address with ties to Blue Spruce Capital Corp.

It’s the home’s previous ownership dating back to before the LLC bought the property that makes for a robust celebrity lineage.

Aside from Martin, Oscar winner Michael Caine, who appeared in “The Dark Knight” and “The Cider House Rules” also once called the property home, as did the family of singer and actress Doris Day.

Surrounding the property are some of the market’s most prominent residences and listings.

That includes 1261 Angelo Drive, also known as the Pritzker Estate, listed for $175 million. A roughly 10-minute walk from the Davies Drive property will get someone to the residence being sold by Hyatt Hotels heir Anthony Pritzker and his ex-wife and philanthropist Jeanne Pritzker.

A little farther out is Chartwell Estate at 875 Nimes Road. The property sits about 3 miles away and is known for its appearance in the opening credits of “The Beverly Hillbillies.” Lachlan Murdoch, son of media mogul Rupert Murdoch, paid $150 million for Chartwell Estate in 2019 to notch a state record at the time. That’s since been eclipsed by 2024’s $210 million sale of a Malibu home once owned by Oakley founder Jim Jannard.

The new resident of 1309 Davies Drive is working with quite the spread. The six-bedroom, 12-bathroom home sits on over 2 acres.

In addition to the main residence, the estate has a motor court for over 20 vehicles, a tennis court, a children’s playground, gardens, a separate house for security as well as a guest house.
