Uncommon doubles height, ups unit count at proposed Hollywood resi project

Uncommon Developers is tweaking its plans for an apartment building in Hollywood. 

The Chatsworth-based development firm has beefed up its proposal for apartments at 7441 Sunset Boulevard, Urbanize Los Angeles reported. 

A new application filed with the Los Angeles Department of City Planning calls for the construction of a 15-story building with 143 one-, two- and three-bedroom apartments above parking for 143 vehicles and 3,585 square feet of ground-floor commercial space. That’s more than double the height of the previously proposed building, which would have risen seven stories with 123 apartments above ground-floor commercial space and subterranean parking. The new plan, like the old one, calls for demolishing a commercial building to make way for the residences. 

The Department of City Planning recently terminated Uncommon’s entitlement application for the seven-story building, saying the developer wasn’t making progress with the project. Uncommon reportedly was working on a larger project at the site instead. The new application utilizes density bonus incentives, which would allow construction larger than what zoning rules normally allow in exchange for designating 18 apartments for rent by very-low-income households. In Los Angeles County, an individual making $53,000 or less annually qualifies as very-low-income, while a household of four must make less than $75,750. 

Uncommon recently made a similar pivot in Beverly Grove. Last month, it abandoned its plans for a midrise building at 7959 Beverly Boulevard and instead filed a new application for a 15-story tower, Urbanize Los Angeles reported. The company has other developments in the works including an under-construction 405-unit apartment complex in Van Nuys and a proposed 12-story apartment tower near the University of California, Los Angeles, campus in Westwood. 

Uncommon’s proposed Hollywood project would be built across the street from Greystar’s new Rae on Sunset apartment building, which also features retail below 200 apartments.
