Celebrity agent Santiago Arana is testing a $65 million price tag for his speculative Brentwood mansion that’s being billed as a wellness retreat.
The nine-bedroom, 14-bathroom residence at 401 North Tigertail Road pencils out to $3,250 per square foot on the four-year construction project.
Arana, who is a principal at The Agency, also develops high-end homes and partnered with David Herskowitz on the Tigertail listing. The property was purchased in 2021 for $6.9 million before construction began. Arana and Herskowitz enlisted designer Tiffany Harris on the project, which includes a whole wing dedicated to health and wellness with a cold plunge, 100-foot pool, infrared sauna, salon, pilates studio and weightlifting room.
Dubbed Villa Serenique, the 20,000-square-foot home sits behind gates and has parking for more than 10 cars, a theater, bar, wine cellar, soccer field, pickleball court and gardens.
Should the residence sell at anything close to ask, it would be subject to the upper tier of the Measure United to House L.A. tax. The two-tier tax applies a 5.5 percent assessment on trades of $10.6 million or more. Properties starting at $5.3 million are taxed 4 percent.
The Tigertail home is in line with many of the properties sold or bought by Arana’s A-list clientele.
The cast member of the canceled “Buying Beverly Hills” reality TV show on Netflix was at one time marketing the former property of Jennifer Lopez and Ben Affleck at 2571 Wallingford Drive in Beverly Crest. He’s also worked with LeBron James, Lady Gaga and Larry David.
Arana is upbeat on the high-end market, which he said has been fueled by a number of recent closings near or above the $40 million mark.
“That tells me that consumer confidence is back and I’m confident that we are going to have a great 2026,” Arana said.
The final day of last year ended with the $35 million closing of 1309 Davies Drive in Beverly Hills. The home, which traded for over $3,804 per square foot, was once owned by singer Ricky Martin and in later years Oscar winner Michael Caine.
Brentwood, where Arana’s latest listing is located, saw its fair share of high-end trades in the latter half of 2025.
In October, a property known as Melhill Estate traded off market in Brentwood for $53 million. That came on the heels of financier and Milwaukee Brewers minority owner Robert Beyer and his wife selling their Brentwood estate named Ocho Manos at 11740 Crescenda Street for $44 million.
