The site of several demolished properties in Hollywood will become a 33-unit apartment complex from local developer Rom Investments.
Based on an application submitted to the Los Angeles Department of City Planning, the apartments would rise at 1845 North Taft Avenue, at the corner of Franklin Avenue and north of the 101 freeway, Urbanize Los Angeles reported. The six-story building would include one-, two- and three-bedroom apartments above non-required parking for 48 vehicles.
Category Design Group is the architect on the project, and Alchemy Planning & Land Use is working with the developer. A rendering shows a modern block-style structure in a podium configuration.
Rom Investments, run by Leeor Maciborski and his wife Orly Maciborski, has requested development incentives through the Citywide Housing Incentive Program to build a larger structure than otherwise allowed by zoning rules. The project would bring a mid-rise building to a neighborhood of shorter homes and structures. To qualify for the zoning exemption, Rom would rent four of the units as affordable housing for extremely-low-income tenants.
ROM Investments focuses on “curating,” via acquisition or development, “unique living spaces” in Los Angeles, particularly the Hollywood market. The company has filed plans for an 131-unit apartment complex near the Hollywood/Western Metro stop. It would include 74 studios, 49 one-bedroom apartments and eight two-bedrooms.
Like the Taft Avenue project, the larger project at 5242 East Carlton Way in East Hollywood involved the demolition of older structures — in this case, two small multifamily buildings — and their replacement with a new 138,894-square-foot one.
The developer also has a Transit Oriented Communities project at 1807-1809 North Van Ness Avenue in Hollywood. The project replaces a 111-year-old house with five residential units, consisting of two duplexes and one single-family home.
Hollywood has emerged as a hotbed for apartment projects, with recent proposals from Uncommon Developers in Chatsworth and Kimco Realty.
