Westwood home clocks in as LA’s top contract with $16M ask

Market’s now lapping post-wildfires renting, buying frenzy of 2025

A Westwood residence listed for $16.2 million was last week’s high watermark when it came to Los Angeles County’s signed contracts.  

That’s according to Douglas Elliman’s Eklund Gomes team, which produces a weekly roundup of the county’s top single-family homes and condominiums to go into contract based on their most recent asking price. The Eklund Weekly Luxury Report Los Angeles, which is compiled by Eklund Gomes’ Marcy Roth, counts properties listed for $4 million or more in the Multiple Listing Service.

The asking price for the home at 10444 Charing Cross Road equates to $1,753 per square foot and was first listed in February 2025 for $18.5 million, or $2,002 per square foot. Since then, it’s been taken off and put back on the market, reappearing with new pricing.

The six-bedroom, eight-bathroom home is over 9,200 square feet, with a theater, a gym, an elevator, two laundry rooms and a wine cellar.  

Property records show the seller is a limited partnership that counts as a partner Michael Shore, an attorney in Beverly Hills. The LP purchased the property in 2022 for $6.5 million, or $703 per square foot.

Last week also saw 1520 Carla Ridge in Beverly Hills go into contract to make for the seven-day period’s next priciest pending deal based on listing price.

Located in Trousdale Estates, the roughly 7,300-square-foot home has five beds and six baths, with an asking price just under $15 million, or $2,053 per square foot. Built in 2020, the residence sits on nearly half an acre.

The property has been on the market since August 2024, first hanging up the for-sale sign with a nearly $23 million asking price. The home has since seen several price reductions and was also listed for rent last May for $85,000 per month.

The seller is Kentaro Abe, a trustee for the P&G Trust, according to property records.

Nicholas Property Group’s Dustin Nicholas is the listing agent.

The Westwood and Beverly Hills properties were two of 16 homes that went into contract last week, amounting to $122.2 million in asking volume.

That activity represented nine fewer signed contracts and about 39 percent less in asking volume compared to a year earlier, according to the Eklund Gomes report.

One point to consider when factoring in the year-ago comparisons is the Los Angeles residential market is now lapping the post-Palisades and Eaton fires time period, which saw a significant increase in both leasing and sales activity as impacted homeowners scrambled for temporary or new housing.
