A mystery buyer walked away with a deal on Douglas Emmett President and COO Ken Panzer’s Brentwood estate.
The home at 12833 Chalon Road, located in the ultra-exclusive Brentwood Country Estates community, traded this month for $40 million, or $4,016 per square foot. Another $1 million added to that purchase price included furniture.
Compass’s Liz Jones and Fran Flanagan were the listing agents.
Christie’s International Real Estate Southern California’s Shelton Wilder brought the unknown buyer. A deed revealing the buyer’s identity had not yet been recorded with the Los Angeles County Recorder as of Monday.
The closing could be considered a steal given the home was last listed for $49.5 million, or $4,970 per square foot. That’s also down from the $58.5 million, or $5,873 per square foot, Panzer originally sought when the property first hit the market last July.
That initial asking price made it Brentwood’s priciest home on the market at the time. It was toppled from that spot not long after when Nourmand & Associates’ Rochelle Maize took on the listing for the Robert Taylor Ranch at 3099 Mandeville Canyon Road. The 112-acre estate is asking $70 million, or $3,500 per square foot.
Panzer still looks poised to walk away with a hefty sum. He paid $20 million, or $2,008 per square foot, for the estate in late 2020 through a limited liability company called Green & White Investments.
The nearly 10,000-square-foot home has six beds and nine baths, sitting atop an over five-acre lot. Among the highlights are a tennis court, pool and spa and motorcourt that can hold 10 vehicles.
Whoever moves in becomes part of a tony community that’s been home to several high-profile residents over the years, including Arnold Schwarzenegger, Tom Brady and his ex-wife Gisele Bündchen, and Heidi Klum. Brentwood Country Estates is comprised of 13 homes on sprawling lots with around-the-clock security.
The deal on 12833 Chalon Road isn’t the only recent activity for the neighborhood.
Earlier this month, a trust tied to Stan and Abbie Golden listed the 9,000-square-foot chateau at 12721 Chalon Road for $42 million, or $4,491 per square foot. Stan previously ran the international business for Saban Productions, which is now part of the Walt Disney Company operating as BVS Entertainment. He currently heads up Golden Touch Media, where he serves as president and founder of the film and television production and distribution firm.
