A health care entrepreneur’s mansion sold on Wednesday for $30.3 million, marking one of the priciest deals so far this year in Beverly Hills, The Real Deal has learned.
Lee Samson, who founded and previously served as CEO of Windsor Healthcare, sold the Beverly Hills Flats home at 804 North Elm Drive to a mystery buyer in a transaction that penciled out to $1,554 per square foot.
Windsor Healthcare operates skilled nursing, assisted living and rehabilitation facilities in California and Arizona.
The deal is the priciest on-market, single-family deal in the city so far this year, according to Zillow records – although, it doesn’t beat the $47 million, off-market transaction that emerged last week with sale of 1111 Calle Vista Drive. That home traded for $4,569 per square foot, and was recorded after it closed in the Multiple Listing Service for comparable purposes.
Coldwell Banker Realty’s Jade Mills was the listing agent on the Elm Drive residence. The buyer did not have agent representation, but was managed by Mills, according to a spokesperson. Mills declined to comment on the buyer.
Samson originally sought nearly $40 million, or $2,054 per square foot, when he first placed the home on the market last June. Multiple reductions followed with the most recent asking price set at $34.5 million, or $1,769 per square foot.
The Italian-inspired home has seven bedrooms and 15 bathrooms across nearly 19,500 square feet. Designed by architect Richard Landry and built by John Finton, the home sits on over half an acre and is made of hand-carved limestone. Inside is a 1,000-gallon aquarium, theater with mahogany ceiling, game room and spa.
Samson is no stranger to local high-end deals. He was the seller of 22446 Pacific Coast Highway. The beachfront home sold in 2023 for $40 million, or $6,500 per square foot, in an all-cash deal to Fashion Nova Founder Richard Saghian.
