“The Bachelorette” ranch looking for love with $78M listing

124-acre Simi Valley estate seeks more than double previous sale price

A well-positioned buyer has the chance to give their rose to a sprawling estate in the Los Angeles area. 

Hummingbird Nest Ranch, a roughly 124-acre property in Simi Valley, is on the market for $78 million, the Wall Street Journal reported. The ranch has been used as a filming location for reality TV shows like “The Bachelorette” and “The Biggest Loser.” 

Vietnamese-born billionaire Kieu Hoang is the seller of the property. Hoang acquired the estate in 2015 from fellow billionaire David Saperstein, founder of Metro Networks, for $33 million, according to property records cited by the Journal. 

The crown jewel of Hummingbird Nest Ranch is the roughly 17,000-square-foot Spanish Colonial villa that was built about two decades ago. The property also boasts several guest houses and apartments, listing agent Byron Wood of Sotheby’s International Realty told the Journal. Sitting Bull Cottage, one of the guest houses at the estate, is one of the oldest homes in the area with more than a century under its belt. 

Hoang, based in nearby Westlake Village, is parting with the estate to focus his attention on renewable energy, the owner said in a statement to the Journal. He initially bought the ranch as a “trophy” home, Wood said. The property can be used “sort of like a personal residence, maybe a place to have parties,” Wood said, calling the estate “something to show off, like a nice car.” 

Hoang started renting out the property for events and film shoots under his ownership. The 2024 season of “The Bachelorette” was filmed there, though it wasn’t used for the latest season that ABC has pulled from airing. 

The ranch boasts equestrian facilities including a 44-stall barn, three show rings and a polo field, which were added as part of a large-scale renovation by previous owner David Saperstein and his then-wife Suzanne Saperstein, an avid horseback rider. Other exterior touches include courtyards, fountains and arched entryways. 

If a buyer isn’t interested in riding horses or hosting parties, they could convert the property into a resort-style development with a hotel, Wood said.
