Another housing project in Exposition Park secured the go-ahead from city officials.
The Los Angeles City Planning Commission has approved a proposal from Anat Escher of Martin Dream to replace a small commercial building at 900 West Martin Luther King Jr. Boulevard with a six-story residential building, Urbanize Los Angeles reported.
Martin Dream’s plan calls for 32 one-bedroom apartments above roughly 10,000 square feet of ground-floor retail and parking for 17 vehicles. The Planning Commission signed off on density bonus incentives, allowing the developer to construct a larger building than typically permitted by local zoning rules. The developer, in exchange, will designate five apartments for rent to low-income and very-low-income households, defined in Los Angeles County as a maximum annual income of between $53,000 and $84,850 for a one-person household.
In addition to the street-level commercial space, the building will also have a rooftop restaurant as well as an amenity deck, per Urbanize. KSK Design is the architect behind the contemporary glass building.
The project would be the latest mixed-use development to rise around Exposition Park.
Across the street from BMO Stadium at 3900 South Figueroa Street, Landmark Properties is building The Standard at Los Angeles, a new housing complex set to include 429 studio, one-, two-, three-, four- and five-bedroom apartments above 15,000 square feet of ground-floor retail space. Five existing townhomes will be preserved and used for housing for an additional 48 residents, according to Urbanize. That project, ostensibly designed for University of Southern California students, is poised to open this fall.
At 1020 West Exposition Boulevard, construction is underway for The Nest on Exposition, a four-story interim housing complex that will feature 25 apartments, Urbanize reported. More housing is proposed for 1158 West 37th Place, which would demolish an existing townhome to make way for a new seven-story building featuring seven three-bedroom apartments. And last year, work completed on a four-building, seven-unit development with three accessory dwelling units at 1712 West Jefferson Boulevard.
