Terra Capital is working to build another multifamily property on Los Angeles’ Westside.
The firm filed an application last week with the Los Angeles Department of City Planning seeking entitlements for a residential project at 1233 South Bedford Street in Pico-Robertson, Urbanize Los Angeles reported.
Terra’s plans call for demolishing an existing fourplex at the site to make way for an eight-story building containing 44 studio, one-, two- and three-bedroom apartments above parking for 24 vehicles. The developer is seeking approvals for citywide housing development incentives to build a larger structure than otherwise allowed by city zoning laws. In exchange for that beefed up size, the builder would designate nine of the apartments for rent to low-income households. The TCA Architects-designed building is slated to come complete with a rooftop amenity deck, according to Urbanize.
Terra’s application marks the second time in a year that a developer has sought to build housing at 1233 South Bedford Street. Last May, Hestia Housing Company filed to build The Hearthside Commons, a proposed seven-story building with 36 one-bedroom apartments, Urbanize reported. That development, like Terra’s plans, would’ve brought affordable housing to the site.
Terra is pursuing a similar multifamily development in Sawtelle. Last fall, the firm filed an application with the L.A. Department of City Planning to build a new eight-story building at 2219 South Wellesley Avenue.
The proposal calls for the construction of 42 studio, one- and three-bedroom apartments and parking for five vehicles on site. Because of its proximity to the Expo/Bundy Metro station, it would benefit from transit oriented development incentives, allowing a larger development than typically permitted in exchange for nine units of affordable housing.
That project site is adjacent to another Terra Capital development at 2215 South Wellesley Avenue, slated to rise seven stories with 82 studio, one- and three-bedroom apartments. Elsewhere in Sawtelle, the firm is planning a 54-unit development at 2478 South Purdue Avenue. — Chris Malone Méndez
