JMB adds another pre-lease as prime Century City office tower nears completion

Los Angeles–based Atar Capital is expanding its footprint in Century City, relocating its headquarters across the street to what is considered Southern California’s most expensive office tower. 

The private investment firm signed a lease for about 11,000 square feet at 1950 Avenue of the Stars, a 37‑story building nearing completion, the Commercial Observer reported. The new digs are more than triple the size of Atar’s current offices at 1999  Avenue of the Stars, signaling the firm’s growth and commitment to the Century City market.

While neither Atar nor landlord JMB Realty disclosed lease terms, a deal of that size at roughly $10 per square foot per month would equate to about $1.3 million annually, the Commercial Observer noted. 

Atar’s Founder and Managing Partner Cyrus Nikou said Century City has been “the backdrop for every deal we have closed, every company we have reshaped and every milestone we have celebrated over the past decade.” The firm’s M&A, business development and operations teams will begin relocating to the other side of the street in early 2027, following the expiration of its current lease in February.

The new tower, developed by Chicago‑based JMB Realty, spans 730,000 square feet and secured a $575 million construction loan two years ago. It has already attracted major tenants, including Creative Artists Agency with 400,000 square feet, Clearlake Capital Group with 150,000 square feet and law firm Sidley Austin with 75,000 square feet.

Based on Savills data, Century City remains Greater L.A.’s priciest office submarket, with average rents at $7.45 per square foot per month — well above Beverly Hills ($6.33) and Culver City ($5.42). For many prospective tenants, Century City has replaced Downtown L.A. as the centerweight of the Southern California office market. Savills itself consolidated offices from Downtown and Westwood to Century City last year.

Atar’s move underscores the appeal of Century City business service tenants, despite headwinds for the general office market. The firm specializes in corporate divestitures, carve-outs and turnaround situations using its L.A. staff supplements by outside advisors, based on its website.
