Crystal Cove manse back on market for $68M

Home sold for $38M less than a year ago, underwent $1M worth of upgrades

A Newport Coast mansion is seeking $68 million for a jump of nearly 80 percent since the home last sold about six months ago.

The premium price point on 18 Swimmers Point pencils out to $5,913 per square foot and, if sold for close to ask, would become Orange County’s priciest recorded residential deal this year, according to Redfin records. It would topple 20 Coastline, which sold in January for $43.6 million off market and currently is the county’s highest-priced residential trade of 2026.  

The Swimmers Point property is located in Crystal Cove. It’s part of the affluent community of Newport Coast, where the median sale price of a home in March jumped about 62 percent year over year to $10.8 million, according to Redfin.

A private trust with a Santa Monica address on the deed paid $38 million, or $3,304 per square foot, for the home in late October. It snapped it up from a holding company tied to Irvine-based custom home developer Land Co. Development, according to property and state records.

Paul Daftarian of the Daftarian Group at Luxe Real Estate represented the then-buyer and declined comment on his client at the time of the October deal.

The current listing agents are staying just as quiet.

The Agency’s John Stanaland and Zach Goldsmith hold the listing and declined to comment on their client or the listing.  

After the home was purchased in October, more than $1 million was pumped into upgrades on the five-bedroom, 11-bathroom home, according to the listing. It sits on an over 20,000-square-foot lot and has underground parking for eight cars, a gym, theater, infinity pool and wine room.

The Swimmers Point home is minutes from the former estate of reality TV stars Heather and Terry Dubrow’s 2 Coral Ridge, which is also shopping a $60 million-plus price tag. The Coral Ridge property went on the market in March for $62 million, or $3,080 per square foot.

The seller is a holding company that’s been linked in reports to Gu Fang, who is the wife of Chinese billionaire Xu Hang. That entity paid the Dubrows $55 million, or $2,732 per square foot, for the custom-built home in 2022.
