Spec developer asks $34M for Brentwood manse with Getty views

Listing follows Colossal Properties’ trade of another spec home in the neighborhood for $21M

Developer Colossal Properties’ Phillip Braunstein is having another go at the Brentwood market, putting a nearly $34 million mansion on the market this week.

The home, which is asking $2,573 per square foot, was previewed at a private event late last month where robot servers waited on attendees to view the newly-built home at 1210 Chickory Lane.

Carolwood Estates’ David Parnes holds the listing on the property and also marketed Braunstein’s 1104 North Tigertail Road project, also in Brentwood, with Carolwood’s James Harris.

Last August, the developer sold the Tigertail property for $21 million, after originally seeking $25.9 million about a year prior. The over 14,000-square-foot home has views of the Getty Center across the 200-foot-long lot’s entire length, while custom millwork and marble fill out the home’s interior finishes.

The just-listed Chickory Lane home is slightly smaller with over 13,000 square feet for its five bedrooms and 11 bathrooms. The home, which tapped IR Architects on the design, touts views of the Getty Museum, Downtown Los Angeles and the Santa Monica coast.  

Among the highlights are a theater, 60-foot infinity pool, 1,700-square-foot rooftop deck, wraparound terrace, carousel to showcase vehicles in the garage and elevator stopping at all four of the home’s levels.

So far this year, the home at 12833 Chalon Road sits in the top spot for Brentwood’s most expensive single-family residential deal.

The nearly 10,000-square-foot home in the gated Brentwood Country Estates community traded for $40 million, or $4,016 per square foot, in February. The seller was Douglas Emmett President and COO Ken Panzer and included an additional $1 million for the home’s furniture.

The purchase price marked a haircut for the six-bedroom, nine-bathroom home’s original ask of $58.5 million when it first hit the market in July.

The disconnect between asking and closing prices is a trend Brentwood’s overall housing market is seeing as March’s median sale price slid 3 percent year over year to $775,000, according to Redfin. Deal flow appears healthy with 58 homes sold that month, which reflected a nearly 14 percent increase from a year ago.
