Echo Park hillside poised to get nearly a dozen townhomes 

LA far behind housing production goals as developers help close gap

As Los Angeles lags behind its state-mandated housing production goals, one developer is looking to add to the residential stockpile with a townhome development in Echo Park

Streetlamp Partners filed an application with the Los Angeles Department of City Planning seeking approvals to build 10 three-story townhomes at 1467 Ridge Way, Urbanize Los Angeles reported

The development would consist entirely of two-bedroom townhomes, according to plans submitted by project designer BuildCasa cited by Urbanize. The lot spans roughly 15,000 square feet, and one existing single-family home at the site would be retained. The property last traded hands in the middle of last year for roughly $2 million. 

Streetlamp Partners has other similar projects in development in Echo Park, Hollywood and Culver City. The developer is currently constructing four units on June Street in Hollywood, three units on Delmas Terrace in Culver City, four units on Reservoir Street in Echo Park and six units on Bellevue Avenue in Echo Park, according to the firm’s website

Housing development across Los Angeles is well below where it should be at this point in its housing element planning cycle. The city is required to plan for 456,643 new units of housing between October 2021 and October 2029. As of the end of last year, the city has issued permits for 81,306 units of housing, or 17.8 percent of its state-mandated goal, The Real Deal previously reported

While Los Angeles is well behind its overall housing targets, the city is outdoing other major markets in the country when it comes to affordable housing construction. The city ranked among the top 10 cities nationwide in building affordable housing, erecting nearly 10,000 units between 2020 and 2024, according to RentCafe. That accounts for roughly 20.5 percent of all apartment construction in the L.A. metro in those years. — Chris Malone Méndez
