Pacific Palisades manse asking $20M tops last week’s resi contracts

Bruce Bolander-designed home took several price cuts after more than a year on the market

A roughly 9,200-square-foot mansion in Pacific Palisades listed for just shy of $20 million topped last week’s luxury home contracts in Los Angeles County.

If the sale is finalized, it will be the first trade for the six-bedroom home at 1480 Capri Drive, which was built in 2021. The Bruce Bolander-designed property was also the priciest in the county, based on a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and lists the top contracts based on asking price.

Compass’ Alyson Richards and Carl Gambino hold the listing, which includes disappearing glass walls, skylights, a pool, spa and deck. In the basement, there’s a fully equipped gym with a ballet barre, a steam sauna and a guest suite. The property was last purchased in 2013 for $4.3 million prior to the home’s development. 

Compass did not immediately answer a call for comment on the seller. 

The manse was first listed in March 2025 for $24 million, before a price cut to $21.9 million in July. Then in January, the property went off the market and was ultimately re-listed for $20 million, or $2,164 per square foot, in late February.

The Capri Drive estate was one of 27 luxury homes to go into contract last week for a total asking volume of $185 million. This was up from the same period last year that saw 20 contracts totaling $129 million in volume.

Bel Air’s Holmby Hills saw the second priciest luxury contract last week at 661 Stone Canyon Drive with a $16.8 million asking price. The 10-bedroom, eight-bathroom Colonial-style home was built in 1935 and sits on a 1-acre lot. The seller is Hollywood film producer James Robinson known for “Ace Ventura: Pet Detective” and “Robin Hood: Prince of Thieves.”

Compass agents Stanley Richman and Jeffrey Saad hold the listing for the home which was listed for sale in 2017 for $24 million before undergoing several price cuts. The most recent took the home from an $18.9 million ask to $16.8 million in April. Amenities include a 60-foot pool, built-in professional bar, four fireplaces, a guest house, outdoor kitchen and a patio fountain. As of Tuesday, the sale was still pending.
