Century Housing and Charles R. Drew University of Medicine & Science have gotten the go-ahead from county officials for a large mixed-use development in Willowbrook.
The Los Angeles County Board of Supervisors gave final approval to the CDU Wellness & Education Campus, Urbanize Los Angeles reported. The Board of Supervisors also certified the project’s environmental review after finding it complies with the California Environmental Quality Act.
The 14-acre site where the development is planned is primarily owned by the Compton Unified School District, while the Los Angeles County Development Authority owns another parcel designated for a 700-space parking structure. The Board of Supervisors authorized a joint 99-year ground lease among Charles R. Drew University, Los Angeles County Development Authority and the Compton Unified School District that will give the university long-term site control to develop its wellness campus.
The development will include a mix of affordable housing units as well as commercial spaces for various uses. Century Housing will develop 250 affordable housing units for families making between 30 and 80 percent of the area median income, or between $50,000 and $133,250 for a household of four.
Additional housing will come in the form of 200 affordable units for students and 50 affordable units for faculty and other workforce members. More than 121,000 square feet of offices, labs and life sciences space is planned for the site as well as a gym, indoor swimming pool and multi-purpose athletic field. In total, the expansion will span five separate buildings constructed in multiple phases.
The sites at 1667 East 118th Street and 1655 East 117th Street, currently vacant lots, are across East 118th Street from the Charles Drew campus. When complete, part of East 118th Street will be turned into a pedestrian promenade connecting the new buildings to the existing campus.
TCA Architects and MJS Landscape Architecture are responsible for designing the projects. Frederick Fisher and Partners is the master plan architect and Hood Design Studios is the landscape architect.
Construction could begin next year, with the first phase completed in late 2029, though full buildout isn’t expected until 2050, the Los Angeles Business Journal reported.
