Edgewater, NJ
Vela Townhomes
A community of luxury townhomes is sprouting just across the Hudson River from Manhattan in Edgewater. The three-bedroom houses will feature private elevators, spa-like limestone master baths, roof decks with glass-enclosed solariums, and multiple balconies with panoramic river views.
The $1.95 million starting price for a 3,617-square-foot home apparently hasn’t dampened buyers’ enthusiasm two-thirds of the houses were sold by the end of June. Contact: www.velatownhomes.com.

One Hudson Park
Edgewater’s first high-rise condo has more on its mind than customary luxury amenities like a 24-hour doorman, lap pool, fitness center, and yoga studio: Its feng shui is good.
Gruzen Samton Architects collaborated with feng shui expert Alex Stark to align the 168-unit building and its landscaping for an enhanced flow of positive energy which should bring health and prosperity to residents.
But health and prosperity cost considerably less here than they would across the river in Manhattan: One- to three-bedroom units range in price from $398,000 to more than $1.5 million. The building should be completed by next fall. Contact: www.onehudsonpark.com.

Maxwell Place
That smell isn’t coffee it’s construction. The 14 acres along the Hudson River that once housed the Maxwell House coffee plant are now the site of a massive residential development. When completed, Maxwell Place will have four buildings with 832 condominium units. Sales are under way for the 169 units in the second building, 1025 Maxwell Lane.
The studio to three-bedroom apartments are built on 28 different floor plans, with interiors designed by architect Michael Graves. Many have additional dens and media rooms as well as balconies and terraces. The building also boasts a fitness center and 24-hour concierge. Contact: www.maxwellplace.com.

New Brunswick, NJ
One Spring Street
On a clear day you can’t see the Manhattan skyline from New Brunswick unless perhaps you’re standing on a high floor of the 25-story One Spring Street. The new condo will be the tallest building in central Jersey when it’s completed in August. A one-bedroom apartment in the 121-unit building with a balcony, floor-to-ceiling windows, and granite finishes starts at $350,000.
Costas Kondylis & Partners are designing the building, which will include a 422-car parking garage with a health club on the roof. Contact: www.onespringstreet.com.
Haverstraw, NY
Harbors at Haverstraw
A $400 million waterfront revitalization project is under way in the Hudson River town of Haverstraw, 30 miles north of Manhattan. The Ginsburg Development Corporation is already building the first 134 condos in what will be the Harbors at Haverstraw, an 850-unit development expected to take 10 years to complete.
The two- and three-bedroom homes are priced from the mid-$300,000s to nearly $1 million. A neo-traditional style featuring stone and brickwork, with pitched roofs and balustrades, melds contemporary lines with 19th-century seaside flourishes.
White Plains, NY
Trump Tower at City Center
The 212-unit Trump Tower, the final phase of construction on the White Plains City Center, should be done this fall. At 35 stories, the tower is the tallest building between Manhattan and Albany, and has views of the Gotham skyline and Long Island Sound. Costas Kondylis & Partners redesigned the building after the developers decided to build condos instead of rentals. The building will have a 24-hour doorman and concierge as well as valet parking.
Eighty percent of the one- to three-bedroom condos going for $600,000 to $1.6 million were snatched up by May, and one-fifth of these buyers will be relocating from Manhattan. Contact: www.citycentercondo.com.
White Plains, NY
Residences at Jefferson Place
About a mile south of City Center, the Residences at Jefferson Place will offer less expensive condos, with spreads starting in the low $300,000s.
Texas-based developer JPI wants to provide an alternative for people who cannot afford luxury condos like those in the Trump Tower. But, like the Trump building, the Jefferson project was initially planned as rentals and went condo during construction.
White Plains, NY
Renaissance Square
Although the design isn’t finalized, construction has begun on this development across the street from City Center. The developer is Cappelli Enterprises, the same firm that developed the Trump Tower at City Center, along with Donald Trump.
Renaissance Square will have about 400 apartments in two towers. One tower will sit above a seven-story hotel; the other above 100,000 square feet of office space. A pedestrian plaza and 10,000 square feet of retail space will round out the development.
