Developer Bijou Properties has begun construction for the seven-story, 30-unit condominium conversion of the 80-year-old former Coconut Building warehouse. The green building will be the first residential development along New Jersey’s Hudson River waterfront to receive silver LEED certification, according to the developer. Units will range in size from 1,100 to 2,300 square feet, with prices starting from the $600,000s. Sales were slated to open in late February. Architectural firm Sharples Holden Pasquarelli (SHoP) designed the project, which will also include 8,300 square feet of ground-floor retail space. Initial occupancy is scheduled for April 2008. The 315 units in the $350 million project’s first phase were 85 percent sold as of early February; sales had begun in October 2005. Contracts signed include the highest purchase price paid to date for a high-rise condominium residence in Jersey City, according to developer Metrovest Equities. The two-story, three-bedroom, 3,195-square-foot penthouse with 2,100 square feet of outdoor space sold for $2.3 million. Occupancy is scheduled for June.
