An investigation by the Miami Herald has found that 120,563 mortgage
professionals that entered the industry this decade, more than half of
them, never received their licenses, which is legal for loan originators.
Thousands of the unlicensed loan originators had criminal records.
State law requires a lender that hires an unlicensed loan originator to
monitor the originator’s conduct, but this often does not work — the
Herald found nine major cases of mortgage fraud where no action was
taken against the originator.
