Brickell Bay Office Tower closes 70,000 SF

The Brickell Bay Office Tower, a 32-story building in downtown Miami,
signed 70,000 square feet in leases last year. The building finalized 19 leases in
2010, with six representing renewals by existing tenants. The tower’s
occupancy is now up to 85 percent, which outpaces the downtown/Brickell
average of around 75 percent. New tenants include Trans American Equity
Partners, Bancard Financial Services, Syntel, Hiscox, and 1st United
Bank. “Despite competition from newer assets, we were able to complete
leases accounting for nearly 25 percent of Brickell Bay Office Tower’s
total rentable square footage,” said Christian Driussi, vice president
