13th Floor, Adler Group submit plans for Dadeland apartments

Adler Group and 13th Floor Investments submitted plans for their proposed apartment building at the Dadeland North Metrorail station.

The Miami-based developers formed a joint venture after acquiring the lease for 6800 Southwest 84th Street from Miami-Dade County in April. They reportedly paid $6.2 million for the nearly one-acre property, which sits next to Dadeland North Metrorail Station, the third busiest county rail station.

The unnamed 25-story tower has a proposed 294 units, the South Florida Business Journal reported. Plans include 7,964 square feet of ground floor retail space and a coffee shop. An amenities deck on the sixth floor would have a spa, fitness center, yoga room, pool and lounge.

“The Dadeland market is a unique community due to its location, infrastructure and businesses,” Adler CEO Michael Adler said previously.

The county will vote on amending the lease to span 90 years, as well as increasing the lease rate from 4.75 percent to 5.75 percent, with rates lowering to 5.35 after the first five years, the newspaper reported. [South Florida Business Journal]Sean Stewart-Muniz
