Construction has begun on the first of four spec office buildings planned in Pembroke Pines.
The South Florida branch of commercial real estate firm Duke Realty is developing the Pembroke Pointe office park, a 36-acre site on Pines Boulevard next to I-75.
The first building will have 143,535 square feet and is aiming for a LEED Silver certification. Every 1,000 square feet comes with 4.2 parking spaces, according to a release.
“Our new Pembroke Pointe office building will provide businesses looking to locate their operations in this dynamic submarket a new, high-quality space that also provides convenient access to a host of amenities at the adjacent retail center,” said Ed Mitchell, senior vice president of Duke Realty’s Florida Region, in a statement. “This building will be particularly ideal for companies that want a high-profile location or have significant square footage needs.”
Duke sold a 465,000-square-foot office complex in August for $128 million, and purchased Premier Commercial Realty’s entire South Florida portfolio in 2010 for a colossal $450 million. — Sean Stewart-Muniz
