Aventura ParkSquare unveils plans for wellness center

Aventura ParkSquare is planning a 10-story, 40,000-square-foot Medical Wellness Center at its mixed-use project, to include three floors of office condos and a multi-level parking garage, The Real Deal has learned.

Continental Real Estate Companies is the exclusive sales and marketing firm for the wellness center, which is being designed by Zyscovich Architects. Developed by Integra Investments, construction is expected to begin in the fall, with an expected occupancy in early 2017, the developer said.

Wellness is the cornerstone of the design the nearly 7.5-acre, mixed-use development at the corner of 2900 Waterways Boulevard and Northeast 207th Street, the developer said.

Victor Ballestas, principal with Integra Investments, told The Real Deal this spring that every aspect of the community, from the curbless roads and open staircases to the chosen restaurants and medical offices, will be centered on health.

In addition to the Medical Wellness Center, Aventura ParkSquare will have 55,000 square feet of retail space for shops and restaurants, a hotel, a 131-unit luxury condo tower and a 100,000-square-foot, ‘Class A’ office tower. Icebox Cafe was first to sign a lease in April for a 4,000-square-foot cafe at the development.

Integra purchased the land for Aventura ParkSquare for $21 million in 2013, after plans for another mixed-use development dubbed City Park Aventura ultimately fell through. — Ina Cordle
