Prices dropped significantly for this week’s list of Miami-Dade County’s most expensive condo sales, according to data from Condo.com.
Out of the county’s 10 most expensive condo sales, only three broke $1 million. The rest fell between $958,000 and $680,000.
The top sale belongs to Raoul Robau of Robau & Associates, who closed on a $2.475 million unit in the Siena at Deering Bay condo complex. The unit is a 4,564-square-foot duplex that spent 141 days on the market before selling for $542 per square foot. Units in Coral Gables rarely top the list, but this week the neighborhood held its own with three of the county’s most expensive condo sales.
Next on the list is unit 1610 at ICON South Beach, which was listed by Francesco D’Ulisse of Real Estate Sales Force for 119 days before closing. The final price was $1.41 million, which breaks down to $1,029 per square foot. The only other unit on this week’s list that comes close to that price is another Miami Beach condo at Ocean Place, which sold for $850,000, or $850 per square foot.
Right behind D’Ulisse’s closing was the $1.287 million sale of a unit in Aventura’s Atlantic I at the Point. Listing agent Joel Matus of Williams Island Realty sealed the deal after 297 days.
After that, prices dropped below $1 million and reached as low as $680,000.
The county saw a total of 133 condo sales for $40.69 million. The previous week saw 15 more condos sold for roughly $10 million more. Average prices this week were $308,290 per unit and $251 per square foot.
