Miami-Dade County’s condo market held steady during the first week of October, with sales volume up by roughly $10 million. And in the luxury market, all of last week’s priciest sales were above $1 million — including a nearly $8 million sale at Miami Beach’s Continuum.
The week’s most expensive condo sale was unit 2305 at the Continuum South Tower. It was listed for only 49 days before closing at an eye-popping $2,757 per square foot. Marilyn Salzman of Shelton & Stewart Realtors had the listing for this residence, which boasts waterfront views, terrazzo floors and a wraparound balcony.
After that, the second priciest sale was a two-story unit at the Gables Condominium in Coral Gables. Described as a “palace in the sky” in its listing, the unit measures 10,190 square feet and has marble floors, Venetian plaster walls and double-high ceilings. The unit was sold for $5.75 million, or $564 per square foot, after spending 316 days on the market. Jill Hertzberg of Coldwell Banker was the listing agent.
And the week’s final multimillion-dollar sale was unit 5053 in the Bayview at Fisher Island complex. The 3,046-square-foot residence has custom built-ins, upgraded bathrooms, wood floors throughout and views of Biscayne Bay. It closed for $3.1 million, which equates to $1,017 per square foot. Galina Schiff of Atlantic VIP Realty Group had the listing, which sold after 87 days.
The remaining seven units out of the week’s top 10 ranged in price from $1.94 million to $1.025 million. The week’s least expensive sale — the $1.025 million closing of unit 1203 at Jade Residences — was also the quickest, closing after only 39 days.
Across the county, a total of 168 condos were sold last week for $64.634 million. That’s an increase of roughly $9.9 million for sales volume, along with 10 more closings compared to the previous week. Average prices were $384,726 per unit and $257 per square foot.
