Real estate powerhouse Louise Sunshine has just listed her Miami Beach penthouse for $9.9 million with Jeff Miller of Brown Harris Stevens | Zilbert — dropping the price and swapping brokers after listing for six months with the Jills.
The two-story, 6,400-square-foot double penthouse in the Grand Venetian, at 10 Venetian Way, was listed with Jill Hertzberg and Jill Eber, of Coldwell Banker in March for $11.75 million, or $1,836 per square foot. By May, the price had dropped to $10.5 million. The $9.9 million price now equates to $1,542 per square foot.
Penthouse#2, which was originally two units, has six bedrooms, six bathrooms and includes three outdoor terraces, a pneumatic elevator, bay views and marble floors. According to Miller’s new listing, the unit has 20-foot ceilings with floor-to-ceiling glass and a glass staircase.
Miller was formerly a realtor with Zilbert International Realty; Brown Harris Stevens acquired Zilbert in June, in a bid to tap into the Miami market. Miller recently represented hedge funder Kenneth Griffin in a $60 million purchase of a penthouse at Faena House.
Sunshine, who founded the Sunshine Group which later merged with New York-based Corcoran Group, paid more than $4 million for both units in August 2013, records show. She invested more than $4 million to combine and decorate the units.
Sunshine had sued the Grand Venetian’s condominium owners association in April for allegedly requiring her to pay an arbitrary $1 million fee to combine two penthouses into one.
The Jills have had their own battles in recent months. Miami Beach Realtor Kevin Tomlinson was arrested in August for allegedly trying to extort the Jills for $800,000 over claims that they manipulated the Multiple Listing Service. Tomlinson later told TRD about 353 alleged manipulations to property identifiers, such as city, zip code and subdivision area so that the properties could not be found.
