Last week marked the first time since November that Miami-Dade County’s condo market raked in more than $50 million worth of sales. On top of that, almost all 10 of the county’s most expensive condo deals pushed past the $1 million mark.
It was a big week for the Continuum South Tower in Miami Beach, which saw three of Miami-Dade’s biggest condo closings by dollar amount.
The week’s priciest deal was for a $6.7 million unit at the Continuum, which traded for a whopping $2,671 per square foot after only 29 days on the market. Unit 906 boasts an all-white color scheme, three bedrooms and a wraparound balcony on the building’s southeastern corner.
John Lennon of South Pointe Drive Realty brokered that deal, as well as one for last week’s quickest sale: the $925,000 closing of Cabana 12 at the Continuum South Tower. Cabanas are limited to owners who already have units in the building, so it’s likely this unit was tacked on to the buyer of unit 906.
The No. 2 spot goes to unit 501 at the Continuum South Tower, closing at $2.85 million after spending 60 days on the market. The fifth-floor residence’s modern kitchen and marble floors fetched $1,791 per square foot with broker Wayne Saks.
And the week’s third-most expensive deal was for unit 3301 at the Bristol Tower in Brickell. It sold for $1.85 million, or $604 per square foot, 111 days after it was listed with Maria Lucena of Esslinger Wooten Maxwell. The unit features three bedrooms, four bathrooms and views of Biscayne Bay through floor-to-ceiling windows.
The remaining seven of last week’s top 10 most expensive sales ranged in price from $1.65 million to $925,000.
Miami-Dade saw 129 condo sales last week for $52.671 million. That’s a strong improvement from the 95 sales and $35.614 million recorded the previous week. Average prices were $408,306 per unit and $301 per square foot.
