Slow and steady wins the race: For the third week in a row, Miami-Dade County’s condo market has remained in the $40 million range for sales volume. Closing prices for last week’s top 10 deals, however, were down considerably.

At the top of the list was Ivette Fernandez’s $1.85 million sale of unit 401 at the Ocean Club in Key Biscayne. Fernandez, of Preferred Realty & Associates, had the corner unit on the market for 189 days before closing at $850 per square foot. The three-bedroom, two-and-a-half unit boasts two terraces, a private elevator and gourmet kitchen.

Close behind that deal was the $1.825 million sale of unit 3703 at Jade Ocean in Sunny Isles Beach. After only 67 days, listing agent Marina Solo of Decorus Realty sold the unit for $1,277 per square foot. Some of the two-bedroom, three-bathroom unit’s features include modern finishes, ocean views and a smart home system.

Finally, the last week’s third-priciest deal was for unit 15311 at the Seaside Villas on Fisher Island. Denise LeVine of Denise LeVine Realty closed the $1.775 million sale after the unit spent 912 days on the market. The one-bedroom unit’s Jacuzzi, oceanfront terrace and included furnishings fetched a whopping $2,063 per square foot.

After those top three sales, the week’s remaining seven priciest deals ranged from $1.525 million to $890,000.

A total of 133 condos were sold in Miami-Dade last week for $45.542 million. That’s a slight dip from the previous week’s 134 sales for $49.552 million. Average prices were $342,423 per unit and $280 per square foot.
