UPDATED Aug. 8, 5 p.m. In an effort to drum up sales, ONE Sotheby’s International Realty and Turnberry Associates packed their bags and headed to the Hamptons.

The two recently held a showcase for their Turnberry Ocean Club Residences condo project in Sunny Isles Beach, following a trend of South Florida developments leveraging newly relaxed marketing regulations to sell their products in New York.

The private event was hosted at Diane Lieberman’s very own Bridgehampton house, which was catered with cocktails and small bites. Lieberman, who operates a chain of 15 historic hotels in South Beach with her husband Alan, merged her luxury brokerage SBI Realty with ONE Sotheby’s late last year.

Since launching sales in October 2014, 35 percent of Turnberry Ocean Club Residences’ 154 condos have been sold. Developer Turnberry Associates had originally projected a spring 2016 groundbreaking for its 54-story condo tower, and now plans to break ground this fall. — Sean Stewart-Muniz and Katherine Kallergis
