A prominent Miami cardiologist is listing his Tahiti Beach Island estate for $21.99 million.

The three-story, six-bedroom mansion hit the market last week with Judy Zeder of EWM International, according to Realtor.com. A trust in James Margolis’ name owns the 8,305-square-foot home in the exclusive Coral Gables island.

Margolis, who was the first cardiologist in the southeastern United States to perform an angioplasty according to his LinkedIn page, bought the waterfront property in 1990 for $1.11 million and developed it in 1994.

Amenities within Tahiti Beach include three tennis courts and a private beach. The gated community is home to hedge fund manager Bruce Berkowitz, pharmaceutical executive Neil Flanzraich and Dr. Kira Flanzraich, University of Miami Miller School of Medicine and UHealth CFO David Ertel, distribution magnate Albert H. Nahmad, and coffee heir Jose Souto. In July, the wife of a late aerospace executive sold her beachfront home in the community to a trust in the name of Paul Tien, a Chinese-born immigrant to the U.S. who founded the for-profit medical college American University of the Caribbean.

Zeder also had that listing, on the market for $28 million and closed for $23 million.

Zeder is listing Margolis’ house for $2,647 per square foot. The 0.95-acre property also features a 90-foot dock and boat lift, 100 feet of bay frontage, a pool, Jacuzzi, floor-to-ceiling windows and skylights, according to the listing. – Katherine Kallergis
